Home-price growth eases to 9.4% in November

The latest data from the Central Statistics Office (CSO) reveals a significant rise in residential property prices across Ireland in the year leading up to November 2024, with an overall national increase of 9.4%.

The annual increase in the Residential Property Price Index (RPPI) in November, however, eased from October’s 9.7%. The rate of growth has been falling since hitting 10.1% in the 12 months to August.

In Dublin, prices increased by 9.6% in November, slightly outpacing the national average.

Outside of Dublin, property prices grew by 9.2%.

The median price of a home purchased during this period was €350,000.

Variations

 In Dublin, house prices rose by 9.9%, while apartments saw an 8.3% increase.

Dublin City had the highest growth in house prices (11.7%), while Dún Laoghaire-Rathdown had the smallest increase (6.9%).

The Border region (including Cavan, Donegal, Leitrim, Monaghan, and Sligo) experienced the largest rise in house prices at 13.8%, while the Mid-East (Kildare, Louth, Meath, and Wicklow) had the smallest increase at 6.5%.

There were 4,443 dwelling purchases filed with the Revenue Commissioners in November 2024, a 3.8% decrease compared with November 2023.

The most expensive area in Dublin was Dublin 6 (Eircode D06) with a median price of €725,000.
